Botany’s transformation from ‘Ugly Duckling’ to ‘Bay Swan’

Botany in Sydney’s South is in the midst of transformation with a slew of master-planned communities set to gentrify the suburb, leaving behind its largely industrial past and becoming a waterfront jewel on a sparkling Bay.

Part of this transformation is Toplace Group’s landmark $260 million Pemberton on the Park mixed-use development in Botany.

Designed by the highly respected architecture practice, Krikis Tayler Architects, Pemberton on the Park comprises 293 apartments across three mid-rise buildings and two retail spaces, set surrounding a 3,200sqm landscaped public park. Facilities include barbeque and outdoor dining areas, lush landscaped gardens and seating areas.

Pemberton on the Park offers a mix of generously-sized one, two and three-bedroom apartments featuring spacious outdoor terraces with floor to ceiling glass doors offering an abundance in natural light.

Toplace’s Head of Project Marketing, Sam Kandil said 10 to 15 years ago Redfern was considered one of Sydney’s least desirable suburbs. “Today, the average median price on a two-bedroom apartment is fetching $860,000 and it is viewed by Domain to be a high demand suburb both for rentals and sales. A similar story can be told for Botany. Slowly over time, the flow on effect from neighbouring more prosperous suburbs, slowly drives attractiveness of less desirable suburbs nearby,” he said.

“In as little as five years, Botany has moved from being the ugly duckling of the south to now emerging as the beautiful waterfront ‘Swan’ by the Bay. It has years of strong capital growth prospects to come as it becomes more gentrified and family-friendly.

As part of the master-planned ‘Park Grove’ precinct which comprises around 1,000 apartments, Toplace Group has also invested approximately $20 million in new infrastructure including a new road network and a 3200sqm landscape designed park.

As part of Toplace Group’s investment into Botany, it has been agreed with Council that several public domain upgrades are to occur. This includes the widening on Pemberton Street, construction of kerbs and gutters, dedication of the three stretches of roads surrounding the park and public through site links across the precinct linking to the park.

“Pemberton on the Park epitomises contemporary inner-city residential living featuring a mix of one, two- and three-bedroom apartments,” said Mr Kandil.

Botany has seen growing demand, with the first two stages of the Park Grove Master Plan sold out. Toplace has released the third residential stage, Pemberton on the Park, and to date has sold 40 per cent of the final release.

Apartments are priced from $640,000 to $680,000, for a one-bedroom apartment, $825,000 to $930,000 for a two bedroom and $1,030,000 to $1,200,000 for a three bedroom with views of landscaped gardens.
