Eastern suburbs developer, Stargate Property has achieved a new apartment record for Bondi Junction with the $11 million sale of a 266sqm (internal and external) north-facing sub-penthouse on Level 10 at The Centennial Collection, Bondi Junction. This equates to over $55,000 per square metre.
Ray White Projects Director of Sales Marcello Bo who is managing sales for the project commented:
“This sale is a clear indication of buoyancy in the upper end of the market and reinforces the strong demand and appetite for primely located, larger-sized
apartments with all the luxurious inclusions you would expect with a development of this calibre.”
“It also demonstrates that superbly-designed, lifestyle-driven residences in tightly held locations continue to outperform, particularly when they deliver scale, privacy, rarity and long-term liveability that aligns with how buyers want to live today.”
The transaction marks the highest price ever achieved for an apartment in Bondi Junction and sets a new benchmark within the development, eclipsing a previous record sale within the project of circa $8 million, that also held the suburb record at the time.
The sale was snapped up off-market by a local, lifestyle-focused upgrader who originally purchased a three-bedroom residence on a lower level within the development in 2025 for $6.5 million before upgrading to the sub-penthouse.
Redefining Prestige Apartment Living in the Inner-East
Private rooftop swimming pools, bedroom fireplaces, wet bars, full-size wine fridges and butler’s pantries are just some of the distinguishing features which raise the bar on luxury at The Centennial Collection.
Situated in an iconic gateway location overlooking Centennial Park and moments’ walk to the Woollahra and Paddington lifestyle precincts, The Centennial Collection comprises a prestige, adjoining two tower development.
One building at 13 storeys and the other at 16 storeys in height, The Centennial Collection boasts 270-degree panoramic harbour, city skyline and parkside views, setting a new benchmark for luxury apartment living in what was recently described by the Waverly Council Mayor as “the beating heart of the Eastern Suburbs.”
Having received State Significant Development Approval earlier this year allowing greater height, the development now comprises of 79 apartments including a mix of one, two, three
and four bedroom apartments, most including two secure car spaces.

A Defining Upgrade Within the Same Development
The purchaser, a managing director of a financial advisory firm who is also a recent divorcee with children, wishes to remain anonymous.
He described the decision as the culmination of extensive research across Sydney’s eastern suburbs and a growing appreciation for the building, its location, proximity to premium amenity and lifestyle offerings, along with its long-term liveability.
“I’m constantly looking at developments everywhere in the east, from Darling Point to Rushcutters Bay, Double Bay, all the beaches, Bondi, Bronte, Tamarama, Woollahra – only off the plan. I wanted something new,” he said.
“Everywhere you go there’s a trade-off. It might have a great floor plan but it doesn’t have a view. Working in the city, your daily commute impacts everything, so Bondi Junction train station was a huge factor in my decision to purchase at The Centennial Collection.”
He added that his perception of the location evolved significantly over time.
“At first I thought, who the heck would want to live there, it’s one of the busiest intersections in the eastern suburbs. But later I realised, when you peel it all back, it’s also one of the best locations: so close to everything, you can walk to everything, incredible amenity, and amazing views. I realised it’s one of the best developments to buy into.”

The apartment’s elevated positioning and multi-aspect design deliver exceptional privacy, natural light, and a rare scale of panoramic harbour and district views.

Location, Lifestyle and Long-Term Value
An avid cyclist who rides for approximately two hours daily in Centennial Park, the purchaser highlighted the importance of lifestyle integration in his decision-making.
“Centennial Park is a big part of my [daily] routine, so that was an important part of my decision,” he said.
He also noted the vibrancy of surrounding lifestyle precincts, including Woollahra and Paddington, as key contributors to his decision to upgrade within the development.
Future Outlook and Urban Revitalisation
The record result comes amid growing momentum for long-term urban renewal across Bondi Junction, with significant revitalisation initiatives being progressed by Waverley Council aimed at enhancing public domain outcomes, pedestrian connectivity, and the overall urban experience.
A key focus of this transformation is the continued evolution of the Oxford Street Mall precinct, which is expected to benefit from renewed investment in streetscape upgrades, improved amenity, and activation strategies designed to strengthen its role as a central retail and civic spine for the suburb.
Together, these initiatives are expected to further elevate Bondi Junction’s position as one of Sydney’s most connected and liveable urban hubs, reinforcing the long-term appeal of premium residential offerings in the immediate precinct.
Family, Home and Future Living
When asked what he is most looking forward to when the residence is completed later this year, he spoke about establishing a sense of permanence and home.
“For me, just feeling settled. I’ll make it a home. Home is a culmination of a variety of things – a lifetime of hard work, a sense of permanency, community, feeling settled… emotional warmth that comes with a home.”
He intends to live in the apartment as his primary residence, with his children visiting regularly.
The $11 million result reinforces continued demand for premium, design-led apartments in tightly held eastern suburb locations, particularly those offering scale, privacy, transport connectivity and proximity to major lifestyle amenity.
A previous record sale within The Centennial Collection also set a new benchmark for the suburb at the time, underscoring the development’s position at the top end of the Bondi Junction apartment market.
“The Centennial Collection represents an excellent lifestyle proposition,” the purchaser said in closing.
