Sydney property fund manager and developer, WINIM has acquired a 2,052 sqm site at a prime location at 46-48a Eastern Valley Way in Northbridge bringing its North Shore portfolio to six boutique residential developments.
The proudly local North Shore developer plans to develop the site into a high-end luxurious boutique development comprising a mix of uniquely designed, spacious apartments and terraces.
WINIM Joint Managing Director Josh Leahy said the site is ideal for residential as it is within easy walking distance to Northbridge Plaza, Sailors Bay and Warners Park.
WINIM’s other North Shore projects have seen strong sales from local downsizers or right-sizers over the past six months at an average price of $2.5 million per property.
Set to feature striking, contemporary exterior and interior designs by local architect Rothelowman, WINIM’s Northbridge project builds on the group’s existing stable of premium, boutique North Shore holdings – carefully chosen, strategically located, high end properties including OTTO Cremorne and The Terraces Willoughby.
Rothelowman Principal Architect Ben Pomroy said terraces or townhomes are highly sought after all over Sydney but particularly on the North Shore where space is at a premium.
“Along with all of our previous projects for WINIM, a key feature of several of the residences will include private open spaces maximising privacy, lifestyle and entertainment options,” he said.
Following the Development Application approval, the project will be brought to market in late 2021.
“Sydney’s Lower North Shore is a key part of our residential strategy to develop premium, bespoke, well-conceived owner-occupier projects featuring exceptional design, located in prime tightly held pockets such as Northbridge,” Mr Leahy said.
“As our sixth residential project to get underway on the Lower North Shore, Northbridge is a significant landmark project which will greatly contribute to the undersupply of premium owner-occupier dwellings in the suburb.”
Mr Leahy said the residences will be highly sought after by families, resizers or those looking for a luxury house-sized property with minimal maintenance and state of the art finishes.
“We engage with our customers from their first meeting with the sales agent. From monthly purchaser updates to quarterly site walks with the team, our customers are, as they should be, a key part of their property’s journey.
Mr Leahy said a shortfall in housing supply across the local market could trigger rising property values, with a number of in-demand suburbs primed for solid price growth, fuelled also by record low interest rates and improved housing affordability.
Northbridge’s healthy lifestyle, only six kilometres from the CBD
A combination of factors ensured the Lower North Shore would remain WINIM’s number one focus going forward, Mr Leahy said.
The area boasted a series of green, leafy established suburbs strung along aspect-rich ridgelines, offering easy access to unspoilt natural parklands, playing fields and/or harbour and city beaches and waterways – helping cement much of the area as among Sydney’s most liveable and walkable.
Located only six kilometres to the Sydney CBD, Northbridge sits in the local government area of Willoughby on the Lower North Shore. It is known for its historic sandstone Suspension Bridge originally built in 1892 which links the suburb to Cammeray.
The community is serviced by the Northbridge Plaza shopping centre, located on the corner of Eastern Valley Way and Sailors Bay Road which features a Woolworths supermarket, a butcher, baker, chemist and a range of specialty shops. It is also home to several cafes and wine stores including the heritage-listed Bond’s Corner which was voted Australia’s best wine store 2013 and 2014.
One of Sydney’s greenest suburbs, Northbridge boasts a host of wide-open public parks, many of which are harbourside offering fantastic views with a vantage point over Middle Harbour. There are numerous scenic walking or bike trails as well as an 18-hole harbourside golf course. Local schools include the prestigious Sydney Church of England Grammar School also known as Shore as well as Northbridge Public School and St Philip Neri School.
Mr Leahy said we are proud local residents and business owners, having lived in the Lower North Shore for the past 20 years, and have a thorough understanding of and commitment to the area, which continues to be marked by high demand for housing and relative low supply.
“This is particularly obvious in the suburbs we’ve invested in to-date – Northbridge, Naremburn, St Ives, Willoughby and Cremorne.
“Like much of the Lower North Shore, they each offer a rare set of natural and man-made advantages – from the geographic, to infrastructural, social, investment and economic.
“Each is marked by its old-school village character and appeal, while offering big city facilities and attractions – including first-class education facilities, public transport, parks, restaurants, cafes and bars. This unique suite of attributes makes them ideal in many ways as both a place to live and a series of communities in which to invest.”
Established by Mr Leahy and Joint Managing Director Justin Kuiters in 2010, WINIM has a history of successfully delivering large-scale master plans, retail complexes, mixed use sites and educational projects. A key focus of the business is delivering high quality Lower North Shore residential properties to existing valued and new customers.
“We generally have about 10-20 projects on the go, varying in size, sector and stage of the property life cycle,” Mr Leahy said. Our project mix generally includes retail and mixed-use development, along with large master planned projects along the East Coast of Australia.
“We have a strong focus and commitment to delivering superior, boutique projects located in prestige, blue chip communities.”
“To achieve this, we’re partnering with the highest calibre of recognised Australian architects, (including Rothelowman), along with builders and engineers who have extensive track records in local residential projects and stand by their work.”
“Our aim is to create great opportunities for owner occupiers, be it families or down-sizers, to enjoy the best of contemporary residential apartment or terrace living in a safe, established and appealing location,” he said.
